Q: What will Heritage Title Agency, Inc. do for me to help me get my transaction closed?
A: At Heritage Title Insurance, Inc., we personally answer every phone call. We understand your time is important and how frustrating it can be to wait on hold or receive a pre-recorded message. We will do our best to have someone answer your questions immediately and can assure you of our answer’s accuracy. We coordinate with your Real Estate Office, your Client, your Client’s Attorney, the Lender, the Surveyor, and any and all Condominium/Homeowners Associations. Our years in business grant us extensive contacts with all parties and offices involved in real estate transactions, our reputation is impeccable and our relationships with associated parties and offices are solid. We will not hesitate to pursue any issue that gets you closer to a successful closing.
Q: What if an issue arises and, although I have communicated with my client, my client is requiring further clarification and assurance?
A: It is our job to make sure the buyer is completely informed and we keep all parties to the transaction updated. We will gladly communicate directly with your client regarding any issues with title or closing. We advise everyone to contact us at any time with any concerns. Q: What if my client cannot close at your Main Office in Fort Lauderdale?
A: No problem. In addition to our satellite offices in Boca Raton and Tallahassee, we are able to assign a mobile closer to meet your schedule and be available to come to a location of your choice anywhere in the United Sates.
Q: Do I need to hold my client’s escrow deposit in my office’s escrow account?
A: Heritage Title Insurance Agency, Inc. will gladly hold escrow for your client until closing or cancellation/termination of the contract. Once a fully executed cancellation/termination and release is received in our office, funds will be disbursed in accordance with the instructions of the cancellation/termination and release.
Q: How and when will I receive my commission?
A: Your commission will be paid at closing according to your office’s disbursement instructions. We are not able to provide commission checks to Real Estate Agents who are not incorporated. For example: Susie Sales, Real Estate Agent must be paid by the Real Estate Broker, regardless of your office’s disbursement instructions. However, Susie Sales, P.A. can be paid directly at closing in accordance with your office’s disbursement instructions.
